At the March 2023 Lexington Town Meeting residents voted to adopt the Specialized Code, which requires all newly constructed multi-family projects to be built to Passive House or stricter efficiency standards.  The Lex Residences is the first multi-family project in the town to be built entirely to Passive House standards.

What is Passive House?  Passive House is third party building certification program for energy performance and envelope air-tightness requirements that drastically reduce energy demand and provide a platform for net-zero. Passive House results in significantly lower total life cycle costs.  In Lexington 73% of greenhouse gas emissions come from buildings.  By encouraging electrification instead of fossil fuels Passive House delivers a high level of energy savings and carbon reduction while providing a healthier and more comfortable space to live.

Through a thoughtful and integrated design process and a detail-oriented approach to construction that prioritizes a well-insulated and air-sealed envelope, natural light and solar gain, and highly-efficient HVAC systems, buildings are estimated to use over 90% less energy for space conditioning and over 60% less energy overall.

Passive House construction features:
